Each bedroom within our floor plans is designed for a maximum of two residents. All residents 18 years or older will also be required to complete an application, even if they are living with a parent or a guardian. Maintaining these occupancy standards helps keep our community beautiful, inside and out.
Your past rental history matters and it's important. Here are the hallmarks of an approved applicant:
Clean rental payment history.
No past evictions on record.
Provides sufficient move-out notice.
Fulfills all lease terms.
No outstanding rental-related debts.
Simply put, no applicant or resident indicted, arraigned, or convicted of a felony charge will be approved. Similarly, neither will those with any drug or sex-related misdemeanors or felonies. This includes those who have received deferred adjudication and/or have not yet satisfied the probationary period of deferred adjudication. The background of all adults will be verified to ensure our community's safety.
Our swimming pool fully complies with the Virginia Graeme Baker Pool & Spa Safety Act, ensuring the highest safety standards for public pools and spas. Additionally, in adherence to Miya's Law, we conduct thorough background checks on all team members, including our Maintenance Team.
Co-signers and guarantors meet all of the same rental requirements as an approved leaseholder, such as earning 3 times the current rental rate. Our policies and procedures are designed to help ensure your information is secure and aligns with all Federal and State guidelines and requirements.
This policy requires that the gross monthly earnings of each leaseholder equal at least 4 times the current monthly rental rate. To keep things easy, all income must be verifiable. For leaseholders on Social Security, a gross monthly earning of each 1.25 times the current rental rate is required. Please note that income from family, scholarships, or study subsidies will be accepted for residents who are full-time students.
Please note that unsatisfactory credit references or insufficient credit history may result in additional required deposits or declined applications. The use of a validated co-signer will be accepted in certain cases. Thank you for understanding in advance.
Applicants must be gainfully employed with the same current employer for at least six months, have had at least six months of employment with a previous employer, or are receiving retirement benefits, government benefits, or any other verifiable and consistent income.
Applicants must be gainfully self-employed to be approved. They also must provide income tax records for the previous year and 2 recent bank statements from the last 90 days for income verification. For application purposes, you may be considered self-employed if your income is commission only or base salary plus commission, tips, or bonuses.
In addition to the Administrative Fee, there is a standard non-refundable Application Fee of $50 that applies to every applicant over the age of 18 years old. Occasionally, a reduced Administrative Fee is available through Special Offers for new residents. Though restrictions may apply.

We allow up to 2 domesticated pets per apartment. Service animals are not considered pets and are allowed. Dog breeds that weigh or are likely to weigh over 40 lbs at maturity are not allowed. Neither are Rottweiler, Pit Bull, Doberman, Chow, Staffordshire Bull Terrier, Akita, Australian Shepherd, and German Shepherd dog breeds. This helps keep our community clean and aggression-free. Exotic animals and reptiles are also not allowed. All animals must be photographed and documented by management before approval.
